I apologize for the lack of Friday Finds last week. We've been staging and consulting on many homes and there just wasn't enough time to put it all together for you last week. This week, I'm cheating a little and sharing some of the homes we've worked on recently because they are all really GREAT finds!  I hope you'll enjoy the chance to view four very different homes we've had the pleasure of working with.

This beauty in Allendale Place is so convenient to everything! We staged this completely remodeled home, keeping with it's mid century style and highlighted the open floorplan and sun filled spaces!

Luxury living at the lake! We staged this condo using the occupant's furnishings as well as bringing in some of our own accessories to help keep the spaces light and bright, being sure to draw attention to the views.

​I am so in love with the high ceilings and backyard oasis in this Avery Ranch stunner and so were buyers as this one went under contract within 3 days!  We provided a home staging consultation and offered recommendations to our client to pop some vibrant color into the spaces and show off the square footage by storing and rearranging furnishings.

Listing Information: Vaughan St

The Mueller community is such a vibrant hub in Austin, close to downtown and the University of Texas.  This 2 story charmer went under contact within 1 week!  We provided a home staging consultation offering recommendations on room layout, color, items to pack up and store and brought in a cozy rug to help soften the look and connect the new furniture arrangement.

Welcome back to Friday Finds! This weeks' finds have a bit of a theme and I've implemented a few of them in my own home, with a few more on the to do list- "bang for your buck" home updates.

Installing board and batten

We used this tutorial to turn a plain, unused wall in the hallway leading to our garage into a "mudroom" so that jackets, backpacks, purses, etc. had a home instead of landing on the kitchen counter.  Centsational Girl posted this tutorial back in 2011 and it is still one of my favorite, inexpensive updates we've made in our home to combat the clutter.

Add a barn door

A barn door adds so much character in the home! They are great space savers for rooms that have a door that opens into the space and a great way to give an open room some privacy. There are so many tutorials available from a full DIY project to ordering the door and hardware to your specifications and DIY'ing the installation.  Z Design at Home walks you through the process of purchasing the door and hardware through Artisan Hardware as well as the DIY install, while Anissa from House Seven  DIY'ed the door AND the hardware.  I can't wait to build one for our master bath.

Frame a builder grade mirror

,If we ever finish painting our kitchen cabinets, this project is next on the list, to finish off our son's bathroom makeover. Such a quick and inexpensive bang for your buck project.  Cherished Bliss  gives you all the details on this DIY rustic wood frame.   If you're not up for building the frame yourself, Mirror Mate has lots of great designs to choose from.

Before I had the chance to share this beauty we staged last Wednesday, it received multiple offers!  This home, originally built in 1960 in the Southern Oaks subdivision, was rehabbed by my client, yet much of the original charm stayed in place.  One stand out feature is the screened in porch which kept it's mid-century style and was a hit with buyers.  Modern staging with a few mid century touches highlight this light filled, open floor plan.
